6120 Georgetown Park

Well, I met our realtor at 6120 Georgetown Park today. This is the short sale house that has to have a contract on it by Friday. Our realtor got a little more information from the seller's agent. Apparently, the seller agent thinks he could talk the bank into accepting an offer with a net of $200k, which is what we want to pay. He currently has another offer which is lower than $200k, but he doesn't think that offers much lower than $200k are going to work out. He said if we get him an offer by Wednesday, then they should have a response for us from the bank in about 10business days.

After seeing the house, there are definitely some pros and cons to it.

The Pros:
1. There is a lot of counter space in both the kitchen and bathrooms.
2 There is a lot of closet space in all of the bedrooms with His and Hers closets in the Master.
3. The bedrooms are all a really good size.
4. The living room is a good size living room.
5. The house has a decent sized fenced backyard.
6. It is a newer house, so less maintenance (hopefully).
7. It's in a great location.

The Cons:
1. There is no basement. It does have two extra rooms on the main level that could serve as an office and a workout room, but that would bring the house down to 3 livable bedrooms.
2. The fireplace is gas. Rob prefers a woodburning, gas starter fireplace
3. The range is gas. I could live with this, but definitely prefer electric.
4. There is an interesting sink hole looking thing in backyard right next to a manhole looking thing. It is far enough away from the house, that I don't think it would be an issue, but it appears that the rain run-off might go that direction, which could eventually get bigger. The realtor is going to do some digging to see what she can find out about this.
5. The home has no refrigerator, so that would be a major appliance we would have to purchase.
6. There are mandatory HOA dues ($40/month) for the "swim/tennis." The realtor and I drove around and could easily locate the tennis court, but could not find a pool.
7. There is no deck, but it does have a patio.
8. There is no real porch on the front. Rob likes big front porches.
